Facility Condition Assessment

The Facility Condition Assessment, also known as the Assessment and Inspection, is oftentimes mandatory in pre-purchase, owner commissioned, or refinance dealings. Services of Independent Facility Consulting consist of an ocular inspection of the site in order to examine the overall condition and maintenance history of the property and to evaluate the design and construction of structures. On-site project and construction documents are all re-examined. All concerned local officials, property managers and tenants are also interviewed. The property condition report generated by Independent Facility Consulting gives a rundown on the state and suitableness of all site and building renovations and incorporates all necessary forms and data including items of deferred maintenance, approximations of immediate and yearly replacement reserves, and remarks on the building's compliance with code, Americans with Disabilities Act (ADA), Federal Housing Administration (FHA), and unfinished work.
